WASHTENAW COUNTY, MI — Hundreds of new luxury rental homes have popped up just west of Ann Arbor.
Developers of Woodview Commons are offering a peek inside the new neighborhood on Jackson Road just east of Baker Road in Scio Township. More than 450 rental homes have been completed or are under construction.
Prospective tenants have been touring model flats, two-story attached townhomes and single-story attached ranch homes.
Within the first 60 days of leasing, 33 renters have committed, which is “a fantastic trajectory,” Soave Real Estate Group President Nico Schultz said during a tour Wednesday, Oct. 9.
The first phase of the project, which will bring 456 units, is expected to wrap up by next fall. They include 100 townhomes, 90 ranch, homes, 133 one-bedroom apartments and 133 two-bedroom apartments.
In the next couple years, the plan is to add as much as 35,000 square feet of commercial retail and 94 additional rental homes along Jackson Road.
They took “cues from luxury home construction” when designing the rental homes, Schultz said, “with bells and whistles we think are special.”
The units range from about 650 to 1,700 square feet. A website for Woodview Commons lists available units from $1,850 to more than $3,000.
Soave Real Estate is partnering with Hunter Pasteur Homes and The Forbes Company on the development.
The Jackson Road corridor between the Ann Arbor and Dexter area is seeing some “action” with new developments and signs listing commercial properties for sale, Schultz said.
“People like to follow developments, and business likes to follow momentum,” he said. “We’ve created something here that we hope is going to bring even more action to this Jackson Road corridor."
The 90-acre property features about 55 acres of open space. It also backs up to preserves of woods and wetlands and features walking and bike trails.
Schultz said they had different demographics and age groups in mind when selecting housing types.
There are smaller flats with shared hallways and an option for garage space.
Two-story townhomes feature their own two car garages with room for two more vehicles in the driveway, along with a flexible downstairs room that could be a second living room, guest room or office.
And single-story ranch-style rental units with two-car garages feature full laundry rooms and overlook the woods.
“This doesn’t feel like any apartment community you’d find around here," Schultz said.
All of the units feature higher-end fixtures and materials, open floor plans for living spaces, and a lot of natural light, including through skylights in some of the units. Garages are wired for electric vehicle chargers.
The club house features a common space for gatherings, a demonstration kitchen for events and a fitness center.
Outdoor amenities include a pool and hot tub, grills, picnic areas, and pickleball courts and electric vehicle charging stations. Two dog parks for different sized dogs and a playground will also be built there.
Future retail along Jackson Road is anticipated to include “things that are either enjoyable entertainment for our residents, not only residents here on the property but residents of the greater local community,” along with daily needs and services such as a drug store or dry cleaners, Schultz said.

A familiar group of Southeast Michigan development partners are opening their latest project on the west side of Ann Arbor.
The joint venture of Farmington Hills-based Hunter Pasteur Homes, Southfield-based The Forbes Co. and Detroit based Soave Enterprises-which have worked together on a host of apartment projects around the region - have begun opening Woodview Commons, a 456-unit rental development in Scio Township.
Built on about 90 acres near Baker and Jackson roads, the project consists of 700 townhouses, 90 ranch homes, 133 one-bedroom apartments and 133 two-bedroom apartments. Rents range from $1,850 to around $3,200.
The site was previously farmland and untouched nature. Developers say that about 25 acres of the site has remained as its natural habitat and includes outdoor walking trails as well as a blue heron rookery.
"In part as a request from the community, in part by design," said Nico Schultz, senior vice president of real estate at Soave, the lead developer on the project. "It's a fantastic spot to find both quiet areas nestled against the trees. or more active areas closer to the clubhouse."

Work began earlier this year on The Downs at the site of the former Northville Downs racetrack and The Apex in West Bloomfield opened over the summer. The trio is also working on the Birmingham Pointe project near downtown Birmingham, set to open next year.
"Woodview Commons is unlike any other project in the area," Nate Forbes, managing partner of The Forbes Co., said in a statement. "The proximity to vibrant Ann Arbor is an asset, but Woodview Commons and the natural beauty in the area provide residents a quiet home and a true retreat at the same time. The Ann Arbor housing market as of late has been marked by limited supply and high demand, leading to surging prices. Myriad other projects are underway in the area, including as many as 1,000 apartments near Briarwood Mall.
Regarding the Woodview Commons lease rates, the project is ''competitive" in the Ann Arbor area, Schultz said.
"We are neither the top end nor the low end," he said. "And we're delivering something that brings not only new home construction quality but also an amenity package and experience ... with the trails, with the trees, with the connectivity."
